David Stroud Receives TCAR Elite Broker Award for Industrial Leasing

Congratulations to APG’s David Stroud, Vice President of Industrial Leasing for being one of the winners of TCAR’s Elite Broker Award for 2023.

Among the list of key deals for the year, David provided seller representation for the sale of 3014 Thurston Ave, a 59,456 square foot, single tenant industrial building in the South Greensboro submarket.  The 4.88-acre site, which sets just south of I-85 near Old U.S. 421, sold for $4.1M in November 2023; $68.96 per square foot.  The buyer was Cregger Company, Inc., a wholesale distributor of HVAC, plumbing and electrical supplies, with locations in 39 states.  Cregger selected the Thurston Ave site, as part of their expansion of operations in the Triad.

Stroud further provided landlord representation in the execution of a 10-year lease of 128,505 square feet at 2601 Greengate Drive, in South Greensboro; a 152,000+ square foot Class B multi-tenant industrial building.  Network Wireless, the incoming tenant, consolidated two smaller locations elsewhere in Greensboro into this larger facility.

Well east of the Triad, in Wilson County, Stroud provided landlord representation for the lease renewal of 139,615 sq feet at 3040 Black Creek Road, a Class B industrial building on 36.2 acres.  The tenant is Implus Footcare.  Implus is home to 18 category leading active lifestyle accessory brands, with locations across the U.S. and overseas.

As one should never underestimate the extent of APG’s reach, John Zemet, CIO and COO, graciously accepted the award on David’s behalf at this week’s TCAR celebration luncheon, and promptly handed it off to David Stroud, who at the time was walking Augusta National and enjoying a day of pre-tournament practice rounds.   It was a good day.

The TCAR Elite Broker Award follows two other notable achievements for 2023, including David being awarded a Costar Power Broker Award for Industrial Lease deals in Q3 2023, and being named APG’s own top broker of the year.
