Taking a deeper dive into office leasing velocity

We are taking a deeper dive into the leasing velocity of Class A office deliveries 2015-2021 (introduced in our (2020 Q4 Office market report), and what it reveals about the potential impact 2020 & 2021 deliveries on the Raleigh-Durham market. In the meantime, the high-level trend line view through Q4 2020 reveals projects, on average, are 37% pre-leased at delivery and 89% leased one year after delivery.

Methodology: As we are aggregating a number of projects over a number of years for this first look Preleasing includes leasing through year delivered and +1-Yr includes leasing through the following calendar year.
